Thank you for considering Cimino Properties Inc. for your property
management needs. Tenant placement is a specific, one-time service.
When your property is vacant, you want to locate and place a properly
qualified individual or group of people. If your property is still
tenant occupied, I will make the appointment with your current tenant
to show the prospective tenant. I never give keys out to prospective
tenants, I will always accompany them even if your property is vacant.
If you employ my services, I will continuously market and advertise
your property, until rented. Once I receive a properly completed application,
I promptly begin preliminary verification of the credit, employment
and tenancy references. I submit each application and any supplemental
information to you for your consideration. Upon receipt of an accepted
individual or group, I will personally generate a customized rental
contract, detailing the exact terms and conditions of the property
being rented, in addition to the rights and responsibilities of the
tenant. I will create and execute the rental contract on your behalf.
The applicant(s) are required to pay initial move-in costs through
my agency, all moneys due when they sign the contract. After the contract
has been executed, I will provide a comprehensive package for you,
including the rental contract and addendums, plus all applications,
credit reports, references, verification of identification, and any
other documents that are appropriate. I will also deliver all money
received from the tenant, subtracting from the amount my fee for renting
the property. My rental commission is $500. I am only entitled to
a commission if I am successful in locating a tenant for your property;
I ask for a limited period during which to do so. The cost for newspaper
advertising is in addition to the commission noted, and is the property
owner's responsibility. Payment is due at time Cimino Properties
Inc. receives invoice.
